Annual furnace maintenance should be dedicated to a heating expert, as we are able to check amperage and voltage of the condenser fan motors, 压缩机, and blower motor.
We can also adjust pulleys and belts, lubricate bearings and motors, adjust the pilot light, burner assembly, 和燃烧器. Most importantly, Oak View Mechanical can give you piece of mind that your systems are operating safely, so that more expensive future 修复s can be prevented because worn, dirty and misaligned components have been corrected—extending the life of your systems.
It is important to leave all 修复s, 更换, and maintenance to a certified HVAC contractor, especially where the furnace is still under warranty. Do not hesitate to refer to the warranty to get more details on the parts that you can use, professional services needed, as well as the do-it-yourself tasks to ensure that you do not accidentally void it.
Key Considerations
Here are a few things you can do on your own for proper functioning of your furnace.
Inspect and clean blower assembly (includes blower housing, blower wheel, and motor).
Inspect evaporator coil, drain pan and condensate drain lines. Clean the condensate line annually with a water/bleach mixture to prevent blockage and build-up of mold and algae.
Inspect for gas leaks.
Inspect burner assembly; clean and adjust as needed.
Inspect ignition system and safety controls.
Inspect the heat exchanger or heating elements.
Inspect control box, associated controls, wiring, and connections.
Clean or replace air filters.
While the system is operating, monitor the system start-up.
Listen for abnormal noise.
Search for source of odors.
Make sure that there is at least 3 feet of space around the furnace, clear of storage items in your mechanical room or closet.
While these maintenance procedures outlined within are manageable by homeowners, we recommend that they be performed by licensed HVAC contractors, who also run diagnostic tests to ensure that the system is operating optimally.
